
DEEMER'S LANDING APARTMENT HOMES LEASING GUIDELINES
1. Application is based on three parts: a. employment verification and/or income verification b. present/previous landlord verification c. credit history.
2. Applicant must be 21 years of age or older.
3. Applicant must submit with application:
a. two (2) current pay stubs
b. copy of social security number (black & white copy only)
c. photo ID required upon receipt of application
d. application fee (non-refundable for any reason).
4. Applicants monthly rent shall not exceed 35% of monthly gross income.
5. Applicant must submit a Holding Fee of $500.00 to hold any vacant apartment. Holding Fee is non-refundable after (5) days of receipt. Holding Fee is refundable only: #1 application is denied #2 the apartment is not available upon scheduled delivery date or #3 applicant cancels in writing within (5) days of application being submitted. If applicant does NOT cancel - holding fee will be applied to security deposit.
6. RENTER’S INSURANCE IS REQUIRED – Minimum of $500,000.00 liability insurance must be maintained for the duration of lease and must be continued upon the renewal of lease.
7. Tenant’s are required to pay gas heat and electric.
8. Once approved: applicant must submit the following info (3) days before lease signing:
a. Delmarva account number for gas heat
b. Meter deposit receipt from Municipal Services for electric service
c. Proof of $500,000.00 liability renters insurance
9. Anyone (18) or older that will be listed as an occupant on the lease must submit an application for the leaseholders file. All persons (18) or older will be screened before residing at Deemer’s Landing Apartments. A $50 application fee is required. Occupant will be required to sign our rules and regulation page.
Please Note: Should an application be rejected, the denial will be communicated to the applicant in writing with the reason clearly stated. Applications can be denied if criminal records are found.
